DESCRIPTION: The Gober Ranch has been owned and operated by the Gober family for over fifty years. It is situated northwest of San Saba in the Locker Community a short distance south of FM 500 down the all-weather County Road 219. The north side of the ranch is bordered by County Road 219. Very little traffic interrupts the quiet in this part of the county. The ranch is nicely square shaped with about 100 acres of the ranch being heavily wooded with mostly post oaks, live oaks, elms, persimmon and mesquite with other native brush mixed in. The balance of the acreage is Bermuda grass pasture. A recent fire started on the adjoining ranch by lightening burned off several acres on the south side of the ranch. The fire may have helped by burning off undesirable undergrowth which will allow grass to grow without competition with next springs rains. It will be a while before damage to the trees in the burn zone can be determined.

RESIDENCE: About 4 acres in the northeast corner of the ranch has been fenced off around the house, garden area and orchard. The house was built about 1970 with a floor plan that encompasses about 2600 sf. In addition to 3 bedrooms, 3 bathrooms, the extra-large open living/dining/kitchen area plus a huge sunroom and utility room make the house perfect for large family gatherings. Recent upgrades to the house include central heat & a/c; fiber optic internet connection; new plumbing, new septic tank and lines; new metal roof, siding and windows. A multi-car carport is attached to the house. A yard fence surrounds the house to keep pets and young children from wandering and protects a collection of Texas native plants and flowers. Next to the house is a fruit tree orchard and vegetable garden to be envied. It is enclosed by a high fence to keep the deer, raccoons and other produce thieves out and has irrigation at each tree, plus 12 raised beds for growing vegetables and another area for wild flowers. Fruit trees include peach, plum, apple, apricot, pear, etc. And this is not all! Within the 4 acre house compound are 22 pecan trees planted about 3 years ago also with irrigation.

TOPOGRAPHY: The ranch has a hilly terrain offering many elevation changes. There are distant views of the surrounding hill country from the higher elevations and secluded valleys between the hills. The soil varies from fine sandy loam to layers of sandstone on the sides of the hills.

RANCH IMPROVEMENTS: 5000+ SF barn, various tool and storage buildings, pipe and welded wire pens and sheds, cattle pens & squeeze chute

FENCES: The ranch is perimeter fenced and cross fenced into 4 pastures plus about 4 acres fenced around the house compound. All the fences are good except the portion of the south fence that was damaged by the aforementioned fire and will need to be replaced.

WATER: Richland Rural Water Supply provides water for the house. There are 2 weak water wells. Maps show the ranch to be located over Hickory and Ellenburger-San Saba minor aquifers. There is one large stock tank (pond) and several smaller tanks and catch basins built in the many natural draws to both catch and hold rainwater runoff for wildlife and livestock use and also to prevent erosion.

WILDLIFE: The natural habitat of the ranch supports a great variety of Texas native wildlife including white tail deer, wild turkeys, dove, quail and much more

PERSONAL PROPERTY INCLUDED: 4 game feeders, 3 hunting blinds, livestock feeders, troughs, fuel tanks, portable chutes, 2 kitchen range/stoves, 2 refrigerators, large gun safe, washer & dryer

POSSESSION DATE: 90 days after closing for residence; 180 days after closing for barn, outbuildings and equipment.

If you are interested in becoming self-sustaining, this is definitely the place for you.
