The ranch is located near the San Saba River, but does not have frontage. It is as close as about 200 feet from the river at one point. As the elevation climbs away from the river bottom, the terrain becomes hilly and more rugged. The tree and brush cover varies from extremely dense to moderate and consists of Live Oak, Post Oak, Elm, Virgin Cedar trees, Juniper, Wild Persimmon, Mesquite and much more.
There is one good stock pond on the ranch and a couple of other seasonal ponds. There are no water wells on the ranch, but neighboring ranches have wells and the likelihood of drilling and hitting a water source is good. The seller says he will guarantee well water, or you don't have to buy the ranch!
Electricity is located across the county road from the NW corner of the ranch and service can be brought to the property.
There is a functional set of livestock working pens. The fencing is in fair to poor condition.
A railroad track borders the ranch on the north side. The track is a spur line from Lometa to Brady and is very lightly travelled with a train speed limit about 20 mph or less. It is somewhat of a novelty and conversation piece. It is currently not running, due to track repairs in progress.
This ranch needs some TLC and attention, but could be groomed to your liking, or just leave as is. There are some really nice building sites for a home or cabin.
