If you are looking for privacy and a quiet country life then look no more, because this could be just the one for you! When you enter the through the remote opening gate, its a short drive to the headquarters. The residence is a renovated farm house that was built around 1907 (that's 115 years ago!) and still has most of the charm that it had way back then. The home has about 1,176 sq. ft. of living area, according to the San Saba CAD, with 2 bedrooms, 1 bathroom, kitchen, dining and living room and a large front porch.
A nice little stand-alone hobby shop provides a place to spend some personal time working on projects without cluttering the house. It has about 384 sq. ft.
For the project man, or woman, there is large metal barn/shop with a concrete floor plus a lean-to shed on 3 sides. Most of the lean-to shed has gravel floor.
There is also an 800 sq. ft. RV shed, another small storage building and small set of cattle pens. The ranch has good perimeter fencing and cross fencing. About 18 acres of the ranch is a coastal Bermuda field that is used for grazing and hay production. The past few years have been stingy on rainfall and the grass has suffered, but with some work, it could be revived.
Household water is provided by the Richland SUD and there are two water wells. One well has a windmill and the other needs a pump. The owner states that he has pumped water from these wells in the past and there is water in them now, but they both need to be worked over to be made functional again. The water wells would be ideal for watering the fenced garden area that also has several fruit and pecan trees.
The northern one-third of the ranch has terrain that is fairly level to rolling, but as you head south, the terrain breaks into a deep valley with a wet-weather creek at the bottom. The hillsides are very rugged and have a large amount of exposed sandstone that could be a source of additional income. At the bottom of the hills, the terrain is more forgiving along the creek. There are 3 tanks (ponds) on the ranch and they all have water, even after the ongoing drought. The owner currently runs cattle and maintains the ag-exemption. All mineral, water, surface, subsurface and wind rights will convey with the property. 2022 property taxes are $643.22 with exemptions and are subject to change annually. Property is located about 23 miles NW of San Saba or about 11 miles NE of Richland Springs.
This ranch has hundreds of oak trees all over it and elm and mesquite are mixed in with the oaks creating exceptional habitat for wildlife, such as deer, turkey, dove and other native game and wildlife. The hunting is outstanding!
Much more could be said about this multi-use ranch, but it would be best to just make an appointment to view it firsthand. It may be a too late to finalize the purchase in time to hunt this season, but you will have all year to prepare for the nest hunting season!
