What a great diversified property this is! It is located about 8 miles NW of San Saba, about 3 miles north of Hwy 190 on a well-maintained gravel county road. The road borders the property along the east end. The eastern half of the property is fairly level with scattered trees and LOTS of grass. There has been a lot of rain lately, but the grass turf is so dense that it is catching all of the run-off and not allowing it to make it into the tanks. (The grass is belly deep to a cow over much of the property.) I believe with some careful management, the water situation could be improved.
The main home is a 2008 model single-wide mobile home with 2 bedrooms, 1 bathroom, all electric and a large covered porch along one side. The home is in good condition. There is another older mobile home farther back on the ranch. It has an add-on along one side. This m/h is in poor condition and will need a good bit of work to make it usable. Water and electricity is at both homes.
There are 2 water meters on the property, as well as 2 electric meters, so utilities are nearby over most of the 102.77 acres. The water meters are on the Richland SUD water system. There is a shallow water well near the residence. It has a pump and electricity. This well was used to water a garden up until about 4 years ago, but has not been used since. It was working fine when the owner quit using it, but not sure of its condition now. There is a windmill at the old mobile home that is for landscape decor only. Water is also piped to the livestock pen area.
There are several interior fences and most are in poor to fair condition. The fences along the north and south boundaries are in very good condition. The fences along the east and west boundaries need a good bit of repair, or to be replaced.
The habitat is ideal for wildlife and there are Whitetail deer, Turkey, Feral Hogs, Quail & Dove.
