The east end of this property starts out at about 1,400 ft. elevation with a nice view for miles. From there, it gradually slopes downward to about 1,300 feet on the west end. The western one-fourth of the property is fairly level creek bottom with scattered small Mesquite, deep soil and dense grass. As the elevation rises toward the middle of the property, more sandstone is exposed and the tree and brush cover is heavier. Two good stock tanks are located in this area, providing water for livestock and wildlife. The eastern end is an old field that has not been farmed for several years. It has good soils, dense grass turf and small mesquites are getting reestablished.
The fences are in good condition and there is a good metal barn that is well suited for storing hay & equipment. The barn is about 60 x 70. It is enclosed on three sides and has a dirt floor and can also be used as a shelter for livestock. There is a set of metal working pens and a windmill. The condition of the water well and windmill is uncertain, because it has not been used for many years. A Rural Water line runs along the county roads and electricity runs inside the property. There are several potential home site choices.
Hunting is good and the Wildlife includes Whitetail deer, Turkeys, Quail & Dove.
This is a very desirable property at a good price and offers very good livestock grass, good hunting and some nice places to build a home or cabin.
