DESCRIPTION:

I believe this ranch offers the most diversity of terrain and use than just about any other ranch of its size in Central Texas. It is located at the dead end of a county maintained road and the beautiful San Saba River borders the ranch for over a mile, so privacy is premium!! The San Saba River is spring fed and normally maintains a strong continuous flow to the Colorado River about 2 miles away. There are several good access points along the river that are suitable for bank fishing, swimming, wading or to launch a small boat or kayak. The SS River is known for its exceptional fishing and many very large catfish have been taken from it. The river bottom land is very fertile and deep soil with good grass and dozens of huge native pecan trees. Several watersheds cut through the ranch as they make their way to the river. A nice surface tank (pond) also supplies water for the game and livestock. There are some small fields that are surrounded by woods and crops or game feed plots can be planted in them.
As the elevation climbs away from the river bottom, the terrain becomes hilly and more rugged. The tree and brush cover varies from extremely dense to moderate and consists of Live Oak, Post Oak, Elm, Juniper, Wild Persimmon, Mesquite, Hackberry and much more. You couldn't ask for a better hunting ranch. It is covered up with deer, turkey, feral hogs, squirrels, raccoons and just about every other kind of wildlife that lives in Central Texas. The dove hunting is exceptional too!
New fences are on the west and south boundary lines and the San Saba River forms the rest of the property boundary. There is a new set of pipe livestock pens and a shed to park some equipment. There is also a small one-room cabin that needs to be finished out on the inside and it provides shelter while spending time there. Some very nice elevated home building sites offer great views and electricity is on site. There are no water wells on the property, but good water well water is generally attainable along the river.
Many Native American artifacts have been found on this ranch and I feel sure that there are many more waiting to be discovered. Look at the picture of some that were found by the current owner.
A railroad track borders the ranch along the south side. The track is a spur line from Lometa to Brady and is very lightly traveled with a train speed limit about 20 mph or less. It is somewhat of a novelty and conversation piece.
All of the hard work has been done and the ranch looks great, so if you have been looking for an exceptional hunting & livestock ranch with great building sites then you need to seriously consider this one. It may be only 90 acres, but has the hunting & fishing opportunities that are only found in much larger ranches.
